  • Your unit is equipped with a private water meter. The meter works similar to a car odometer, with digits moving forward as water flows through the meter to your unit. Meter Minders, Inc. records the reading from this meter, calculates the total water used since last reading, and applies the current city rates to the amount of water shown.

  • The water meter is owned and maintained by either the unit owner or the HOA. Your condominium documents will clarify ownership of the meter in your condominium. Meter Minders, Inc. does not own or service the meter.

  • This means that the meter itself was inaccessible or unreadable when Meter Minders, Inc. attempted the on-site meter reading. You can call or email our office to find out the reason that we could not obtain a reading.
    Estimates are calculated based on the last known average daily usage at the unit.


    If your water usage has been estimated, your actual use may be higher or lower. ​ Because your meter system is self-correcting, the next time your meter is read, your usage will be adjusted accordingly. You will only pay for the water you have used.

  • If your usage was estimated there will be a message ‘ESTIMATED’ next to the reading and notation ‘ESTIMATE’ on the bottom payment stub portion. If you do not see the words ESTIMATE or ESTIMATED on your statement, your water use was not estimated.

  • Averages range from 75 to 100 gallons per person, per day. Your water usage statement from Meter Minders, Inc. shows your daily average gallons per day. Divide the average gallons per day by the total number of people in your household to find out if your usage is above or below average.

  • STEP 1: We recommend inspecting the unit for obvious signs of leaks. Toilets can leak silently and are the number 1 cause of unexpected high water use: HOW TO TEST YOUR TOILET FOR LEAKS

    1. Remove the tank lid. Carefully remove the upper tank lid and lay it flat on the floor to prevent it from falling over and breaking.

    2. Drop several drops of food dye or a toilet test dye tablet into the upper tank. Do NOT flush. Repeat for each toilet in the home.

    3. Every 15 minutes for one hour, check the water in the bowl for color. If the color from the upper tank appears in the bowl, there is a leak.

    STEP 2: Step 2: If the leak test comes back clear, you can order a dispute of recorded reading. Errors is reading are uncommon but possible as they are viewed and recorded manually. The meter calculates usage cumulatively, so any errors in reading that go unchecked are corrected at the next reading.

  • Low usage can indicate a number of conditions at the meter. If you home has not changed occupants or habits, email our office at metermindersinc@gmail.com for information about low water usage.

  • Meter Minders, Inc. is contracted to report the water usage to each owner and to the HOA. Your statement from Meter Minders, Inc. can only reflect the meter reading reported at the time of service.
    To discuss water leak repairs and considerations, you will contact your Homeowner’s Association.

  • To receive water usage statements that reflect true water usage, the water meter should be repaired or replaced by a licensed professional plumber.

    The owner of the meter will facilitate that repair or replacement. The water meter is owned by either the unit owner or the HOA. Your condominium documents or HOA management can clarify ownership in your specific community.

    Meter Minders, Inc. does not own or service the water meter.

  • Phone payments, Online Payments, Credits, Delinquents, Balances, Late Fees, Cleared Checks, and all other payment questions:
    These questions should be directed to your Homeowner’s Association.

    Meter Minders, Inc. reads the meter and creates a statement on behalf of the HOA. Your payment is made directly to the HOA, as reimbursement for your share of the community-wide city water use. They do not share your payment information with us.

  • Meter Minders, Inc. is contracted by the HOA and are paid by the HOA a flat rate fee for our reading and billing services.

    We are not paid the cost or any portion of the cost of water use.
